just checked ditech. They are higher rates and more expensive costs at closing.

Again.. go to a local broker. You can do a 80/15 with no PMI in most cases. You could do an 80/20 with no PMI if you really wanted to. Rate on the second will be higher, but if its worth it for no PMI...

Make extra extra certain that those rates are without prepayment penalties.

You could always cut down on your SJ fixes for awhile, save up a bit of money. Sell bodily fluids, etc.

Yeah, with this there is no PMI.... For the first year, my house payments will be higher (hurry and try to get the total 20% down paid) but after that, the house payments will be really affordable.

Yeah, the fixed is, but the smaller loan has one, but the broker said to just leave it open with no principle and there will be no charges whatsoever.

You are assuming I don't already. I found out already that you can live with one kidney, but the second is neccessary:(
